A few things I do personally for clients is: create a P&L, market to my buyers list, pre-market the property online where the target audience is, and make a plan for bookings and the booking calendar to minimize losses while up for sale and operating simultaneously.  

This year we've used 1 of our furnished rentals for my wife's clients who travel into town for weekend intensives.

I just referred a client of mine for his three unit and his quote was under $1700 for the year.

One area realtors are helpful is protecting clients from themselves.

When I onboard a new client I always ask them about insurance and tell them they need STR compliant policies etc. 

I also have clients from NYC that invest in the Lehigh Valley, and all have been very pleased with the results.
