I have seen a few of these government entities, single tenant NNN lease types, and it's intrigued me.But with this in specific, the 90 day cancellation clause is a deal breaker.

Not a deal breaker, but pay more attention with those guys. 

Breaker box is newer but electrical not grounded plumbing pipes were unaccessible and still waiting for the estimates for repairs he was able to see.
