I have this rental property that has numerous gopher holes and tenants have been unable to plant any flowers or trees into the ground because of the gopher problem.

We ourselves bring in simple items like hand towels, soap dispensers, fake flower vase, stools (when there is a breakfast bar), etc. even minor items can help make the property feel more "homey".

I worked every day, including holidays, birthdays, days I was discouraged, sad, didn’t “feel like it”, when I could hardly get out of bed because I had COVID, and when I sprained my foot at the gym.

Postal workers, the meter readers, police officers can have part time work, the pizza deliver kid, the pharmacy deliver guy or flower truck driver.

Drive each property and place a “PROMOTIONAL” corrugated sign in the front flower bed area (at the --next meeting--, ask me where to get these signs made inexpensively, what I put on the sign and what colors I use). 3.

Then would do the reverse post Winter and check the condition of the window and door screens as well.The elf would call each tenant to negotiate a good time for the on-site maintenance inspections, set the appointments, and post a legal "Notice to Enter" if necessary.At our 8-plex, once a week, the elf would clean the coin-op laundry room and wipe down the w/d machines, walk the premises to check on the tidiness of the grounds, check on the proper use of our garbage dumpster/recycle bins, and water the flower beds, shrubs and landscaping as needed.I would reserve my time and expertise for business financials, for nurturing the tenant-landlord relationship, and also for tenant move-ins and move-outs: advertising, screening, interviewing, showing, contracting, new tenant orientation, etc.

Is it just grass cutting or are there hedges and flower beds etc.
