Forget 8 hour days watching the clock.Have a voracious appetite for knowledge (and later wisdom that comes from experience).Get out there and network.If you do all of that well, 10, 15, 30 years from now, you won't be disappointed or have regrets.

They have the clout and the lobbying power to sway congress just as monsanto buys off politicians to get their anti gmo labeling laws passed or big pharma suppresses any non drug unpatentable natural/organic preventon/cures as there's no profit in health.

I take into consideration 3 items  on any property 1) understand the area (rent rate,  laws/rules  2) what type of lender will have the appetite for specific deals 3) what are the exit strategy/ options.Also- depending on your tax returns.
