Eric,    My advise to you/your friend is to actually take a walk through the property, and try to fix the easy stuff, missing door knobs, replace light bulbs, fix the gutters, vacuum the rugs, clean the place, deodorize etc...

Sure if you don't use your creativity enough and if your limited resources force you to use DMM, cold calling, farting in vacuum of space... that doesn't translate that suddenly these methods "work" or "are good".One way to solidify this.All leads are super motivated.
