In the event that I (under the name of an LLC) needed to get a co-signer on a commercial loan, would a bank typically require that the co-signer have ownership in that property as well or could banks allow them to simply just be the guarantor for the loan and allow my LLC to maintain complete title of the property?

When you say the business or owner of the business will be a co-signer or guarantor, do you think we need to specify that on the lease or with an addendum, or can their name just appear along as a "tenant"?

@Alex Duarte 1) possible to add a co borrower in order to get dti in line 2) get the addition funds from other sources ( 401K loan / family gift / personal loan ) 3) consider a new 1st mtg refinance for the cash out even with rate and payment being higher than what you have now - it might be your only option
