So I am trying to expand my horizons into some other TK providers.I want business but somehow it feels more like gambling :)I think people are going crazy and buying everything hugely overpriced - the numbers that @Brandon Turner talks about in his webinars are nowhere to be found for someone who is a passive investor.

Would I throw my money at a possible monthly break even property gambling on future equity.WHY?

But what it looks an awful lot like is when I use my Bovada sports gambling account to bet against the crowd.

It seems that the builders may have taken that into account with the different phases, but as always these things are a bit of a gamble. 

But you never can know and its probably a worse gamble to try and play the market like that than just to do it right from the beginning.

If you do not understand it then you are gambleing on others people. 

I think you would be better to work up to new construction maybe build the cash to build a spec home, it is still a large gamble as you will often be the nicest home on the block.

Stocks and bonds are gamble.

This is a huge gamble for the buyer if the markets turn in the interim.

Or you can run the gamble of not informing the bank and hoping they never exercise their due on sale clause.
