Of course there have been plenty of deals that were successful without that requirement, but more and more I think it is really important to know the asset, know the area, know that deal.   

For a team that had only done one successful deal to date, the 60-40 portion of the waterfall doesn't feel appropriate to me.

However, after a successful first wholesale deal, I realized wholesaling wasn't the right fit for me and I took a break from real estate to explore other opportunities.I'm now excited to dive back into real estate investing and am eager to network with other investors and real estate professionals in the area.
