Tenant was acquired with property upon closing(they have lived in their unit for 2+ years with on time payments).

The county health department may have ok'd it, but that doesn't mean whoever lives there isn't going to get cancer from it and sue you later for knowledge.

I always thought that in need to invest where I lived and for may years invested in bad areas that I thought I needed to.

Right now, I am curious about, but not anything close to sophisticated on, office, especially in the suburbs of Denver where I live.

If you live in Seattle, San Francisco or Bosten it may be worth considering, because the difference is so large.

I always do current home inspections to see how they live today and if I can't (e.g. they're moving in from out of town) I'm probably not going to rent to them.  

I would not make this a legal matter, but you will have to decide if you want to commit to living with this landlord.

That being said you can make that kind of money with fewer properties but you would need to do more intense work and higher risk Short Term Rentals, co-living, or Section 8.- My Strategy: I'd like to buy and hold residential rental properties.
