@Chris Piper  i know this sounds cool.. but its totally illegal for an agent to give out their MLS code.There is much private information on these systems.. and who is to know if your not a criminal of some sorts and use this information to case homes and or other bad stuff.Not saying you of course but you get my drift..

I also have a vonage box at home which is an internet phone you can take to another location but that is associated with a sit down office where I need to make international calls at times (not this business).  

Don't be afraid to intern for learning.

We own property internationally and there is a bit of a stress when you get a call from London or NY on a flooding leak - no matter how much you trust your local property managers or how long you've been in real estate.You should get the advice of an experienced local broker, who can help you find a property, find rental comparables, and also refer you to reasonable contractors. 

Get references.That said, Cash flow is pretty good in my area and we have many international investors.

No police should be involved,  they have real criminals to go hunting for unless there was damage done to your vehicle.

I would definitely not allow a report from a tenant since you need both criminal and credit and housing history verified. 

Different lenders will allow rental income credit based on their own internal restrictions.
