Once I found a duplex or triplex my plan would be to jump on it and househack it.

I am in DC area and wanted to be active but found there was no way I could compete with people chasing off market deals who did it for a living when I was working 50 hours per week.

I've found one Realtor whom I've yet to make contact with as he seems to be heavy into rentals but can't find anything on him rehabbing.

I am being told that a HELOC is different since its your primary home but no one seems to offer a LOC for investments that I have found.  

After he became completely paralyzed, I found myself wondering if we'd ever be able to use our own vacation home because it wasn't accessible for him and it made me realize just how limited and unwelcoming the world is for people with disabilities.

But I once did one to save a couple thousand bucks, and it cost nearly that much just to hire the Qualified Intermediary.Also, I found myself wanting to move into the property I exchanged, which is a no-no without allowing a couple of years to pass under a safe harbor.

The issue that I'm facing now is whether I want to pull it out against one of my rentals or on my primary.I have found a bank that will allow me to borrow as a second lien on rentals but their rates are higher than what I could get when just doing it against my primary.What I'm most worried about is what happens in a worst case scenario, should something drastic happen in the market.From what I understand, using the money against a rental doesn't necessarily provide much more of a safety blanket in case things hit the fan because if, somehow, the HELOC lender can't recover their money, you'll get sued anyways.

I am really sad to hear this because i was very sold that i might have found something solid to change my future and possibly my family tree.I hope its not true, does anyone know if this is a legit business?
