This seller feels like he has a good position to turn down people who need to finance.

Value adds that could bring up cashflow/value:- renovating units to bring rent up to 6-7k/month - ability to rent out parking space on the property as lot is large - trailers, parking, RVs etc - about 1-2k/month cashflow. - property had TDR trasnferable development rights and can be built 5 stories on it.

Now if a marketing company is bringing you buyers ( like what happened in FLA) were the buyers are putting up BIG non refundable deposits etc. that is worth a lot to a builder and the marketing company deserves comp for that.

Our goal with this policy is to accomplish several things: - Encourage these "wholesalers" to bless some other real estate investing community with their presence- Stop the SPAM- Offset the several hundred thousand dollars per year in costs that spammers, too often "wholesalers" bring to the platform. 

It was those 2022 delivered  projects where I became an accidental landlord that led me to focus more attention on building to researched housing needs rather than simply replicating the inventory other's bring to the market and it's been a game changer for me and my business. 

Can you easily add a bedroom without making the flow feel weird (i.e. accessing one bedroom by going through another) or taking away from common area making them feel small?

@Russell Brazil Although, Russell brings up a good point, I have personally read the Fair Housing Act several times and have never seen anything in there about it being illegal to discriminate against payment source.
