Only reason I can see is that you are speculating that even right now the over market price you are paying will still be a great deal when it continues to rocket up in value...and that value will be way higher than the market now.....that's speculation....not investing....

the general contracting you can do yourself...it's not rocket science  ...talk to the town's building inspector and ask him for reliable names...start there...write down the questions you need to ask

@TJ Addison Highly advise that you shred it and pay a lawyer $300 to do it...suppose you want to re-fi...think of the possible implications when you transfer title back to your own name(assuming 1-4 unit)...or when the tenant falls down the stairs and sues...the cost outweighs the negatives...you can't blame Rocket LawyerGood luck!
