Which agency can I talk to on this for advise?  

Is this confusion on the lenders part, given that they are headquartered in a different state (Pennsylvania I believe), and is a matter of semantics, or is this standard practice? 

I recently watched a video on social media that mentioned the way he was buying properties and yielding the benefit of the sellers low interest rate is having the seller put the property in a trust and then purchasing the trust.

Plus this seems like a classified ad I think.

I would assume they are attempting to make RS-3, as from what I understand, this would give them more floor area ratio as RS-2 is .65 and RS-3 is .90.
