This includes HELOCs or fixed second mortgages, which again are easier to get when titled in your own name.  

If it takes you $8-10k to renovate a unit, not including cost and time to find a new qualified tenant etc. a $50 -$100 a month difference in rent for a known / stable tenant in my opinion outweighs the the full turn prospect.  

I have three properties in Georgia that doubled in property taxes and one to include sewe assessments.

Some of the damages include ~$7,800 of missing property, kitchen cabinet doors ripped off, a mangled chandelier, a damaged refrigerator, divots from a claw hammer in the granite, and urine and feces stains on rugs, furniture, and hardwoods from an unauthorized puppy.

Notably, we were able to work with local lawmakers to adjust a proposed bill that would've included STR's in an "empty home tax" that would've essentially made all the STR's on the island unprofitable.

What did the IRS let you include toward the hours considered toward material participation?

I think its important to note that "personal use" also includes your family members or anyone else that uses the property at less than a fair rental price.

We are in the process of screening a tenant which of course includes verifying rental history.
