Being 19, if you go and try to pick someone's house up and give them an offer, at first they look at you funny, but once you open your mouth and you show that you know what you're talking about... it makes all the difference.

That comes from the heart and I don't think I am the one that has the ability to straighten that out.No, the solutions are rather simple and honest: Exit strategy in the event a DOS is called1) Cash it out with personal money and pay off the loan2) Refinance and pay off the underlying loan3) Get the Tenant Buyer to refinance and pay me off so I can pay off the underlying loan (give a "discount" if necessary for him to qualify)4) Get a hard money loan and pay off the underlying loan5) Work out an "assumption" with the note holder (bank) of the underlying loan6) Have the Tenant Buyer "assume" the loan with the bank7) Transfer the Deed back to the original seller and assign my interests to himThere are other solutions, but these are sufficient for this discussion.Now, go wash your mouth out with soap and don't think thoughts like that. ;-)

Just why is it after all this time you still have to clean this yourself. the carpet pad is rotted and there are lumps in the living room rug, rot has caused seams to come apart( was fixed with a left over piece from another apartment, does not match)have doubts about some incidents here which i cannot e=mention at this time)curious to see if there will be any replys....here in CALIF IT'S BEST TO KEEP YOUR MOUTH SHUT......JUST HAD TO SIGN A NEW RENTAL AGREEMENT EVEN THOUGH I DON'T LIKE SOME OF THE TERMS......WHAT I REALLY THINK IS NO ONE CARES....

Also, a lesson learned the hard way is to keep your mouth closed once a seller has agreed to terms, because if you seed them with the idea there may be other options they may get stuck wanting to explore them.
