I've been racking my brain lately trying to come up with an outside of the box way to make competitive offers and have sellers want to work with me as opposed to somebody else.

Off-the-rack advice might work, but it does more harm than good often enough that I no longer engage in it.Absent any other information I would be planning for you to need money for another 30+ years.

I don't work in the rental rehab space, only flips.Personally I like to do accent walls, wainscoting, crown/trim work, accent tile, functioning kitchen spaces, wine racks, wine fridges, etc...For a rental I would probably avoid all of this and go with basic, clean and sturdy over fancy and nice looking.

Can I just take some wood screws and anchor them down to the wooden frame?

Also you could put a wall cabinet over the base, either one that sits on the counter and holds spices and such or maybe a wine rack type.

that is rotten in numerous spots and the frames of the wooden windows are rotted as well.

this is hit or miss in our area and can really rack up the price or blow up a deal on the front end.

In times like this you will rack up some good karma points for working with a tenant that has some tough personal things going on.

I'm simplifying this, but it's effectively lead paint on wooden windows.
