The scammer either:Claims they work for us and our systems are down forcing them to use their cell phone or claims they are the property owner and have terminated us because we couldn't find a tenant for them.They ask for either half a month or a full month of rent upfront, via Venmo, to schedule a MoveIn, but don't really ask for any documentation.These prospects aren't even in our software systems yet and all the correspondence is via text.

At this point whichever is the deed holder is the only LLC that’s truthfully needed.

For instance an unpaid cell phone bill.

I want to buy the property on terms and demo, build a new house.I want to structure an owner finance deal with him where I either pay him interest only on the lot or no payments for 18 months (or until the new house completes and sells whichever is earlier). 

Do the math with a small number of units you like best and purchase whichever one makes sense financially based on price/income.

Preferably whichever one is cheaper to fix and/or will bring the better return.
