We are going to give it a try, but if we choose to either STR the property a bit with some personal use OR live in the property either some STR in 2025, does that trigger recapture or is it only on sale?

We are based in Milwaukee WI and have tenants from Milwaukee County and the City of Milwaukee and it's pretty much hurry up and wait. 

Not ready to pull this trigger, but are we legally obligated to find a tenant or can we just tell them the offer has expired and that we are no longer seaking a tenant.

So I found and purchased 3 undervalued properties from wholesalers and we are just finishing up the 3rd one.

@Ibn Abney we are looking at a similar project right now (also zoned RT4).

Would you have any recommendations, in your experience, for what to look out for in the documents that would be red flags or items that would negotiable?

The Oklahoma market is a great market, we are a very conservative state when it comes to Real Estate.
