Aiming to get a C property, in a B neighborhood, to attract the best of the worst in terms of clients to capture stability of section 8.The biggest thing I'm stuck on is knowing who to trust. 

personally im not a fan of sub2 (unpopular opinion on BP, sorry ab it). most don't understand what they're getting into with sub2 and thats where it becomes problematic. 

Most other CRMs are all about the A-B only, and don't do much with the property after the B-C has closed.

A/B properties but the benefits are tangible.

I have places in AB and BC. 

Good causes for eviction include not paying rent, interfering with a neighbor's right to quiet enjoyment, criminal activity, living conditions that impact the safety of others or damage the property, etc.I argue it's more than just a BS term, it's Social Engineering.

Just buy a 4 unit 25 down in any class A/B area and you will do great, no need to do commercial loans, big rehabs, etc. atleast at first. 

If you want to turn it into a rental, AB all the way. 

Near Centerville/Kettering you can find some great A/B class properties with good tenants.In terms of cash vs financing, if one of you is a US citizen, you can still qualify for a conventional loan with your current income.
