If you started somewhere like Texas, where there's more appreciation, you could do this for 5-7 years then 1031 exchange those properties into higher yielding products that'll allow you to walk away from your job.

@Randall King If you find the property isn't performing well, a 1031 exchange would defer the tax and concentrate that equity into something that has a greater cash flow potential, like what @Corby Goade said.

This means that the property doesn't qualify for the extension, probably because it doesn't meet the covenants such as DSCR or debt yield, so the lender is making an exception and is willing to grant the extension in exchange for the $4 million.
