I make sure they're well insulated, have replacement windows, spend more on nice flooring that looks great (plank style / wood-look porcelain tile, hardwood or click-together LVT planks, not peel-and-stick squares). 

It is possible that your window is closing this week, so don't wait if you're planning to do it.

I haven't drove through that area in about 10 years but I remember we closed all windows and locked everything up when we did.

And the calculation windows for when interest is assessed would probably surprise most people, it's generally not what one thinks it is so often waiting to that statement does often incur interest charges. 

Because I retired a few years earlier, I don't have a huge runway to recoup after big mistakes but I need reliable investment vehicles, that can still deliver a decent return within a 3-5 yr. window with surety and consistency. 

Mainly I’m trying to avoid “aged poorly design” glassblock walls, small bedrooms, older windows (wood/aluminum, single pane), aluminum patio covers, and to a lesser extent landscaping.

I understand the importance of transparent communication vertically and laterally. 

Plumbing, windows, driveway, etc - all big ticket items. 

@Chirag Mehta For construction costs, you should be around +/- $100 PSF which would include all sitework, utilities, and going vertical with modern finishes.
