The winters aren’t always easy on properties and there may be unplanned expenses you don’t think of if you’re not used to winter weather.

And how do you ensure that the GC discloses any and all subcontractors they plan to use (this may often be an unplanned issue so how do you stay in the loop to ensure every sub signs the waiver)?

It has been brought to my attention though by the lending company of the solar panels that if I do put renters in while there while there is still a solar loan it will directly breach the contract of the loan and will then due in full.Should I cut my losses (earnest money of 4.5k) and go find a new deal OR should I end up paying off the unplanned solar loan (12.5K) on top of the 30k planned renovation?

I would like to extend my unplanned vacation for "months, even years" so I say call your congressmen and ask them to keep the shutdown going as long as possible :)

You don't want your unplanned expenses to be their primary source of income.

Don't forget, that $200K price tag includes 2 acres of land in a desirable area with $30K of "unseen and unplanned" expenses. 

We don't usually allow remote access and our Airbnb spaces are in our home so it's sometimes inconvenient to us to be there at an unplanned time.

That's an "accidental" unplanned good/decent credit score.I would say that a 500 credit score sucks, and such a person has issues with paying bills on time.

As long as you don’t over leverage and there are no fundamental changes to your market (think the biggest employer closing etc.) you will be okay.Make sure to have enough cash reserves (or access to them) to help pay for any unplanned events.
