You could tell the ex tenant to pay the storage fees to get there property and see what transpires next. 

Have you served the legal notice to pay rent or vacate for August and if so what has transpired since?

I assume you know Exactly what transpired by now, what was it?

I realize that what has transpired has been beyond your control but we are also in a rising interest rate environment too.

This is why I’m asking for advice, as all of this has transpired in what I consider a short time frame and worried that it’s getting worse.  

With that being said, I think Utah is a great market if you are looking for a mix of appreciation and cash flow (once rents catch up to the spike in the near future).I have posted extensively about this here on BP so look back at previous posts if you want to take a deeper look.I would be happy to connect and chat about where I see these types of investments transpiring.

I guess that was my point too in that yes, it's basically costing investor no.2 this 5% more, but it may not cost 5% more overtime in level of PM quality that transpires.

Best advice I could say is call your local banks and ask if they do portfolio loans and see what they say about your situation, it's amazing what can transpire information wise when you make those calls Best of luck, happy investing
