It might be disregarded from a taxation point, but that has no bearing on the discussion, method of transfer and type of deed.The fact that the trust is revocable or irrevocable has little to do with the type of deed - maybe only because with a revocable trust you can change ownership back to yourself and if is not a registered transfer & deed, is basically a transaction that never happened.A person receiving a purported real estate interest via a quitclaim deed may receive no legal right to the property whatsoever.

Cause once that contractor has that money it is his, you have no recourse whatsoever in getting reimbursed for shoddy work and pictures can lie.

If your area has public services that traditionally are in a position to put a lien on a property, then it seems to me that this due diligence should have been performed.On the other hand, if it's some private water company with no real public ties whatsoever and nobody ever searched their records for bits and pieces, then I could be dead off here.I'm also not saying you should spend you all your capital on litigation.

We want to give owners some flexibility and a good experience working with us, but also, contracts are the assets in this business model i.e. if you don’t have some teeth in the language, if/when you try and sell your company later it won’t be worth much.The 60-90 notice period seems to be a good balance.

After 40 + years in real estate, I have seen the guru industry grow from a few guys teaching others about their own success (by way of $99 seminars, $249 for “books and tapes” ) to $40,000 full mentoring programs with enrollees being mentored by “operations” personnel (who may no experience whatsoever) with marketing programs put together by one of 5 firms located in Las Vegas or Salt Lake City. Â
