At the end of the day if you run your numbers and analyze like 10 properties a day, and every single day scour the internet for anything new, you will eventually find something that works and know it almost immediately.

I know that by law you can only do 3 STR (less than 30 days) per year.  

If there was a house of interest listed it was get there same day and make a strong offer to even have a chance, this doesn't seem to be the case at this moment.

I could see no respond if 1 or 2 days.

Find an experienced eviction attorney and start the eviction on the first business day available.

If they have a lease agreement for more than 30 days, you have to follow the eviction process. 

At the end of the day, 99% of sellers and brokers only care about your surety to close (I leave out 1% that might care about HOW you operate your deals, regardless of price paid).The fact that you have never closed a large transaction AND are not providing all your proof of funds up front and/or talking with brokers about where the money is coming from, will give them some trepidation.
