@Darrell Overly  there are certainly enough mobile homes in the area around phoenix (East Mesa/Apache juction) but your issue may be the age of the homes and any limitations the park has on renting.   

Maybe concrete single-family 1-4 units depending on the price point and cash flow.Also there is no real MLS in Puerto Rico you need to find an agent for each area you want to look at.

Stick to areas you know well; this familiarity can greatly reduce risk and boost your confidence when making purchasing decisions. 2.

I network with many investors in the scranton area as well as Vacation Rental investors in the poconos!

Primarily northeast Wisconsin, open to other areas in Wisconsin as well.

Generally speaking, have any of you invested in this area and been successful?

Without going into too many details about the property, I'm interested in connecting with people who deal with off market listings and investors in this geographic area. 

I paid the first $5K but started having second thoughts because of high vacancy rates in the area.

So still very much an accurate reflection of the area.
