College students or families?

I am a VA loan specialist with The Veteran Lending Team and a proud Marine Corps veteran. 

This targets family’s between homes, either because they just moved to the area; have a definitive time work contract; current house is being rebuilt/remodeled/repaired; students with “rich” parents; recent separated/divorced who needs space for children visits; Houston medical center stays; etc.  

I was thinking a bridge loan might be an option , and then refi it later and pay back the bridge loan,  but I'm waiting for lenders to reach back out and run some numbers.

Check with your lender first—they may allow it if you personally guarantee the loan.2.

These properties appeal to students and low-income renters, especially if traditional housing is limited.

I wouldn’t want to hold the loan for too long, so ideally it would be a 5 year term, presumably ballon payment at the end.

It’s like you bought the properties with a 30 year loan and are putting the rest in to a savings account.
