I have been starting to struggle with managing only half of my units. 

Many successful active investors transition to passive investing as a way to diversify into new asset classes or markets and to earn back some of their time and still benefit from the positives of real estate investing.To answer your question - I would allocate a portion of the $200,000 to MF as I believe this is a good time to invest in an asset class that has recently struggled. 

Sponsor does not pretend to be the second coming of Warren Buffet: Sponsor does not tout a "Track Record on Full Cycle Deals" that is marred by no recent exits and obviously struggling current portfolio in public advertising.

This is actually one of the main reasons many agents and investors may not like them generally speaking (they are often not serious professionals with a proven track record of success, the vast majority are struggling to find their first deal and are time-wasters to interact with).   

This is where I am struggling to figure out what the smarter option would be.

I guess I am a pessimist but here is why this will struggle:1.

Several years later and she's still struggling to get even let alone get ahead.
