I think DSCR Loans are definitely in your future as you continue to grow your portfolio but probably not the best fit here:-Can strictly not use DSCR for any property you live in - would technically be possible if you moved out, leased up the unit you are currently in and provided good documentation that its legit - but this is a firm non-starter for DSCR (absolutely no occupying the property)-DSCR Rates at best are in the sixes on a cash-out refinance - so you would be doubling your interest rate at least on the current property - which could make sense but its a pretty high hurdle.

Even if they charge you a few hundred or $1-$2K for a initial financial plan. 4) On a $5.5M portfolio, something like this would be very appealing to me personally, as a thought starter: - $1.25M home, car, and "toys", paid off- 250K in cash- $2M in stocks- $2M in paid off or lightly levered real estateThis is just me, and I'd personally view the name of the game as wealth preservation and maximizing enjoyment of life with this level of wealth, all liquid, all at once.

Where I am in AB (which is quite different than Edmonton or Calgary at times), prices hadn't really increased a lot until last year and right now most starter type homes are selling quickly (within a few days of listing).the higher interest rates have a big impact on what people can buy and when it comes time for renewals, it can be scary.
