Luckily, I've taken lots of photos before we tore the stained & soiled carpet out, so I am doing that today.  

This home was in very nice condition, it only needed new interior paint and to refinish and stain front wood stairs and porch at entry and window box.

Example- if a tenant ruins (badly stains) a carpet that is still good but a few years old, you can’t just charge them full replacement cost.

Walked roof and says roof looks ok , but wood rot in attic from prior leak and water stains on roof but not wet at time of inspection.

Unfortunately, flat seems to acquire more stains that need touching up. 

If you provide white towels, many guests use them to remove makeup then they wrap that towel in oher towels to try to hide it which then stains the other ones and may or may not come out.

-All carpet must be washed, free of stains, and no odor left-Locks must be in good repair and key's returned to the owner along with a forwarding address of where you are moving to.

They hide stains better.
