The chances of them paying out the rest of the lease are SLIM!

What I have found when speaking to attorneys on 1st position notes and getting a deficiency judgement is it can cost $1,000 - $3,000 to get the judgement, and unless they have other properties as collateral your chances of seeing that $ is slim to none and slim left town or you hope slim hits Powerball or megamillions.

The likelihood of us landing one of those is very slim.

The main towns most of my clients are looking at are Forest Park and Berwyn right now, although the deals are pretty slim here too. 

Based on your rent range and your total expenses, I'd say you've got some slim margins if the expenses include what I've mentioned.  

Too much can go wrong with slim margin for error at $90 per month.

All in all, I'd check those numbers because your margins are kind of slim.

@Kirsten Braddock in my opinion, this is too slim of a deal for your first one.

When you're getting $100 bucks cash flow they are quite literally asking for a 20% of my already slim margin.
