Additionally, we have developed templates for tracking key metrics that we require our PMs to fill out weekly. 

When I buy an occupied property, I introduce myself to the tenants on the day of closing; then, I inspect every unit within one week.

Also here in Buffalo, and this was a topic at our monthly BP meetup last week.

I had a realtor tell me last week "light rehab, under $30K" on a house that wasn't on the MLS. 

Every next step of the process gets executed days or weeks after it's supposed to. 

I follow up a few weeks later and was told that "the city was going charge $3,000.00 to remove the old dumpster but we (the management company) could do it for $2,000.00, so we just did it. 

One of the reasons I joined BP this month is to participate in a weekly connect just like this, as I know how powerful they can be. 

I walked to the house and met a man who says he was cleaning out due to the loss of their mother in some few weeks back.The guy told me she is  left with 12 years mortgage on the property to pay the bank.

Major employers like JP Morgan and AT&T are pushing for these policies as well, and specifically in the D.C. region, Amazon HQ2, the Washington Metro Area Transit Authority, and the Executive Branch of the government have required all employees to return to work 5 days a week at those locations.Fundamental Lack of Residential SupplyAnother interesting driver of demand is the fundamental lack of supply of housing stock due to the fallout effects of the 2008 housing crisis, slowdowns in housing construction during Covid-19 primarily in 2020, and a good amount of 2021 from supply chain issues, labor shortages, and rising construction costs.
