Hi All, I'm in need or a reliable tool to use when underwriting short term fix & flip loans.

My wife and I have done all the terms (short, mid, long term rentals) and have done some live in flips.

I have contacts for long and short term managers in the Tampa/ St Pete/ Lakeland area. 

Since it was my first duplex, I thought having one short term and one long term rental would be good.

Q2 is most important: If the mortgaage is upside down, it would have to be an approved short sale and that could take a very long time to rectify.

I have properties in the Buffalo area (a mix of long term and short term) but was looking into Syracuse also, so would be interested to hear the responses.  

During 2020 to 2022 I was fighting to keep my business profitable as materials and labor came in short supply and eventually led to the inflation we're seeing now.
