Brian, I shoot for $100-200 per door in the first year. 

Although when I take my morning walks I snap a few photos to show friends they are much tidier than mainland homeless  MUCH.. but they are all over Honolulu and the Park across from Ala Moana shopping center.. so you have 5 mil condos and homeless.. and then every day there are 5 to 10 wedding photo shoots ( young Japanese couples) where the homeless are camped out. 

Don't think that one particular out of state market will shoot you to success or abject failure.

@Matthew Samson, I have a connection with a structural engineer I've worked with multiple times on deals in metro ATL who will shoot you straight.

For my personal properties, I design the mortgages so that I'm just above cash flow neutral. 5% of the gross income is a good number I shoot for above neutral.
