What is the price difference between a new layer of shingles and a complete strip-down?

If the roof is leaking and the shingles need to be replaced, you'll end up in the $5,000 range just on the roof.

look at the plywood above the stain and poke the wood. if it's soft/moist, there is a leak in the shingles.

I do not like the asbestos shingles or siding, but if the deal is good enough....Inside, most families look at 3/2 as a minimum, perhaps a house has a 3/1 with ability to add a 2nd bath.

Unfortunately, we're in a different world/economy now and a shingle on the wall may or may not lead to employment.

I am not interested in the FHA 201k, as this place will not pass an FHA inspection, and I am not interested in them telling me I have to remove questionable paint, add stair railings, replace shaker siding shingles, blah blah blah.

If you are doing multiple properties you can carry materials from one site to another (shingles for example).
