These people are a pain in the arse, get a good Environmental company to do your Phase 1 and any permitting you might have to do for stream crossings, wetland compensation, ect.

I have taken over paying the utilities myself (autopay) to avoid the $10 bill pay fees and, once the tenant is caught up on utilities, this should also be less of a pain.

Sharp blades, Old lead paint, aspestos, list goes on.

If you want to keep your places looking sharp, try to time your turnovers around 5 years or so.

He built a solid local team... reliable contractors, a sharp property manager, even a neighbor who'd send occasional photo updates.

Not only is it a bit of a pain for the m to log in each time, but because they have the username and password they can technically sign up for paid services like the NFL Ticket or use the Google account in questionable ways.
