I have seen so many say a "furnace is going out" and think it's requires full replacement when after checking and testing, it was JUST a blower motor, and $400 later, vhullah, runs amazing.

Also is you purchase say a duplex and plan to live in one unit you can use the income from the second unit as long as there is a tenant with a 12 month history.

They are trusting what they say as gospel though because they are the "expert". 

I've seen property managers charge a % or flat fee to do project management or coordinating multiple vendors for say a make ready repair turn.

A contractor should be able to put together a box in about 15 minutes each...I would say a days worth of labor ($400) needs to be factored into the cost for a RTA kitchen if you really want to compare apples-to-apples to a pre-assembled cabinet.
