If you are instead sourcing good food with decent customer service you will be competing on price and likely will be crushed by large food chains that have fixed food contract and bigger buying power.A key issue small guys face is when you order food from suppliers you do not purchase enough volume to guarantee a product.

So now with prices and rents were they are at and this crop of investors who have it pounded into their brain that a property needs to positive cash flow with 20% down other wise its no deal.. that seperates new builds generally on their face  IE they won't hit those metrics..Now in parts of Texas were things can be cheaper than west coast and rents a tad higher I can see were investors could swoop in and hit the magic 100 a month positive with 20% down on new construction.  

But alas, being the confrontational type I will enjoy telling them no with a smile on my face! :)I
