Any other stuff that I should be aware of when trying to self-manage a property?

Why did you violate those state laws you aren’t even aware of?

They are far more common now and harder to find models without but:1) these add cost to the purchase price2) they don't bring a lot of value3) they can leak or detach and damage the propertyI own around 50 doors and I cap off the line at the wall or in the basement with a valve and a cap so the potential for leaks is 0.00001% :-) 

Detroit is a great city to invest in one just has to be aware that is is a block by block city and to be careful

I was aware of the egress requirement, but was not considering the door size or ceiling heights.

It’s worth considering the trade-offs between the stability of income and the increased oversight and hoops you'll have to jump through.

In my experience, there are a range of starting-off experiences, but one's experience is not always indicative of someone's desire/drive/commitment to pursue and thrive in real estate. 

That is something you need to be aware of.

I would only use the heloc if you plan on cashout refinancing one of the properties to pay it off once the rehab is complete. 

Maybe that area has a certain special restriction of which your architect is aware that I am not privvy to.
