I am just starting out on Bigger Pockets and am excited to review all of the resources available.

And I think we still have some headroom with rates as we build reviews.  

If its luxury then I'd go for a higher quality unit, it will bring more value to your rental.

We have been around the bigger pockets community for over a decade now and have more 5 star reviews on bigger pockets than any company on this website in any industry (>270  5 Star reviews).

I would look for reviews on Zillow, Google Maps, Yelp, Experiance.com.To look up their license history you can use nmlsconsumeraccess.com, licensed and registered Loan Officers have to report a 10 year employment history.

Review your score and take necessary step to improve it if you are at 650 or below.  

Thank you Nick - unfortunately it is the name of the game in this space that there will be people with bad experiences, typically when the appraised value doesn't come in as what they expect and they lash out at the lender accordingly (anyone in this space obviously understands this occurrence). 

You rehab and increase the value - assessed at a higher value and now have higher taxes.
