Then september first had a girl move out after I advised her that that would be her best choice and redid that in a week, new floors throughout, lots and lots and lots of cleaning, tub resurfacing and new tub surround, full paint job.

.- Condition of equipment and estimate of life expectancy of all equipment (pump, filter, heater, chlorinator, etc), and the pool surface (resurfacing a pool can be very expensive).- Compliance with all codes (i.e. main drain, gates, etc).In my experience, your chemical cost alone could be $100 month.

Hi everyone,Thank you in advance to all the help and advice you provide on this great forum.I am looking at a Shopping Center in Dallas that is for sale, possibly going under contract today but before I do that I need some input and analysis of how to go about this without major mistakes.1- Older Shopping Center Built in 1969 in Downtown rough area2- % 100 leased with leasing contracts extending for 2 to 4 years - Long term Tenants3- Exterior painted in 20124- Roof repaired in 20115- New Signs in 20126- Resurfaced lot in 20127- 13,314 SF with 2 legals - 7 stores - I have a copy of all leasesa- Liquor store since 1984b-Grocery store since 1999c-beauty shop since 2011d- barber shop since 19698- Utilities are seperate metered and paid by tenants, tenants do own repairs9- Seller pays Taxes: $12000/Year, Insurance: $7000/Year, Exterior and Sign Electric $1800/Year, Parking lot daily cleanup $3600/year, management fee is 12000 / Year ( I can eliminate that and do it myself?)

So one of our rentals has a concrete slab in the backyard - it covers the entire area (700 sq feet) from garage to building to property line. It looks like crap and every spring I have to shop vac up all the loose...

Overall, this project was a much smaller rehab than we are used to but in a little over a week we completed the following:- pressure washed the outside of the entire property- repaired and replaced damaged sections of gutters- replaced thermostat- re-wired furnace - painted exterior doors and shutters- replaced carpet in the living areas (living room, dining room, kitchen) with Allure vinyl plank flooring- steam cleaned carpet in all three bedrooms- replaced old vinyl floors in both bathrooms with ceramic tiles- repaired several areas of the walls with large holes- painted the entire house realist beige (thanks JScott)- Resurfaced the kitchen cabinets and repainted- purchased and installed all new appliances (dishwasher, stove, fridge, microwave)- replaced all switch plate and outlet covers - cleaned the house front to back and top to bottomDuring this time we had our lease agreement reviewed by our attorney and were getting other administrative and operating processes finalized to be able to rent the property.

We already have to resurface it due to the Citys vacant property inspection report, so adding a slightly larger apron shouldn't be too large of cost when we will already have the paver there.Huggy Baird - Thats a good point about building code.
