Did you do anything in particular to help guests navigate the restroom issues?

Our cat is so smart she waits at the front door when she needs to use the restroom.

You do not want to show a dark house, or let the refer remain closed with the power off, and water is important...possibly  for irrigation, and certainly for potential need of the restroom.

Most marinas offer amenities such as restrooms with showers, laundry and swimming pools as part of the monthly common fees.

If there is a problem, the software admin (me) can move them to another spot remotely.As far as checkin/checkout verifications, the software also specifies this, and the general plan is to use security cameras, and/or one part time staff (used for things like emptying trash and cleaning common areas, like restrooms) for verification when needed.The rating system (owner to guest, and guest to owner), like Airbnb, makes sure that everyone behaves, or they won't get the opportunity to host or rent again.This particular property that I'm considering also has a income producing lodge, and would need a regular cleaning person anyway.

If they're staying with family, there's no need for you to reimburse anything.I usually give them a gift card ($10 per day) to the local rec center where they can shower (and have access to the pool, gym, etc.) and they can use a local gas station for restrooms.

It has ~150 sq ft of additional space that is not permitted and an additional restroom.

Maybe listing in order from greatest significance to least : flooring, new paint on outside, metal roof, central ac and heat in each unit, landscaping, updating restroom (shower, countertops), kitchen counter tops
