Just remember though, that you also build your own reputation as a developer, and if you get know for being too pushy and inconsiderate that these consultants have other clients to serve too, or that you fire too quickly...you will run out of people to work with.

Completely agree, they have a solid reputation as a company that pays on time and as promised.

I can refute your reputation, I can refute you who you fundraise from, I cannot refute a truly quality deal.

But I can tell you that I regularly hear from the grapevine about the shenanigans some of the supposed reputable developers are engaging in.

I'd do that and I'd fire the PM and hire a reputable one. 

If you are working with a reputable company, then you buy the property, hold the property and look up 7-10 years down the road and have a home that has increased in value and a debt that has been reduced by your renter.   

A drain pan is a $50, maybe $100 piece of plastic that should have already been there unless they cracked it trying to install their washer. 

I haven’t taken them, but have terrific reputations.  

I buy a underground lawn sprinkler head , buy the key in a plastic bag with some oil and bury it someplace easy to find .
