I can't imagine how much it would have cost had I hired an appliance repairman to come out.Time and again, telling anyone and everyone what I'm doing or am planning to do has yielded valuable information.

Anyone have good recommendations for a handyman/repairman?

Since this instance however, we did have a cable box fail on us and the guests were super helpful in allowing the repair man in to deal it out and I did give them a partial refund for their willingness to help out.

I said what I do for my rental business is bring checks to the bank, do bookkeeping, take phone calls from tenants, pay bills, call repairman, etc.

My repairman has not yet come for the heater.

Every agent will say they can help you with investment property, but they don't understand true investment cost, and will not look out for your pockets.Also, find competent handyman/repairman.

The HVAC repairman refilled the coolant on the first trip ( was about $300 for 2 lbs and the service call fee) and I took the opportunity to go up there with him and ask him a ton of questions.  

I have worked on left behind appliances but if you are not handy advise him to call a repairman.

Your knowledge of that king of stuff is very important as well as the prices, rent levels, and construction costs.Be a problem repairman and build rapport with the seller.  

There have been a couple issues at the house where we ended up calling a repairman to come do work.
