I think its worth the time to and energy as it will pay off and if you end up with a bad deal it will serve as a learning experience.

My first question is do I pick a good, better, best system that costs from less to more $$ and do I justify the more expensive energy efficient system to grab a little higher rents since tenants will save money.

These areas tend to attract more reliable, long-term tenants who are usually more financially stable and take better care of the property.
