My biggest advice is to do any major demo and work (taking out a wall, replacing/repainting cabinets, refinishing or replacing floors).

.- Ripped up carpets and re-finished the hardwood- Fresh coat of paint- Laminate flooring in the bathroom- Stick on splash for the kitchen sink area- Few other minor repairs- Brand new stainless steel oven (all other appliances stayed the same)After all of this was finished up for about $5,000-$6,000 I was able to rent the unit out for just above market average in my area.

He seems a little desperate and kinda bugging me with over friendliness which I imagine is because of his physical challenges, I'm guessing but he seems friendly and skilled enough and we'd be working together replacing doors and refinishing/painting that formica covered composite wood stuff the boxes are made of and replacing the (horizontal) particle board.

There is some water damage from a built in air conditioner and the inside of the house needs to be painted,  carpets pulled,  wallpaper removed in the kitchen and a bedroom,  hardwood floors refinished,  and possibly the dated kitchen updated with new cabinets, appliances and counters.

Perhaps if you refinish the cabinets you save 2kI could replace SOME light fixtures and save about 1000 probably, vs replacing all fixtures.

The hardwood in kitchen would need to be sanded and refinished and carpets need to be replaced with either carpet or LVT (Can't afford hardwood, and do not want laminate or engineered wood)One of my concerns is the height difference from the hardwood in the kitchen being 3/4 inch higher.

See the Zillow link for the property below; interior is only 2,000 sq. ft not 2,556 (2,556 includes the garage)https://www.zillow.com/homedetails/600-N-13th-Ave-...Work for this house would include turning it into a 3/3 while leaving the existing 2 car garage, 3 brand new bathrooms, remove the wall separating the kitchen from family room, refinish and/or replace kitchen cabinets (countertops will be reused), replace all exterior doors and windows with new impact glass, new HVAC system with duct work, minor electrical (high hats, new fixtures, inspection repairs), paint, new casing/baseboard, and maybe new interior doors.
