Hey Venkat, the only way you're going to build that kind of cash flow in your stated timeline would be going out of state.A market like Detroit (I'm very biased and invested there) cash flows well and there's a ton happening in the city in terms of revitalization and investment.With $100k you'd likely want to focus on BRRRR's so you can recycle the cash and do it again.Lots of folks will say this can't be done from out of state, but it can.

-Most of the Poconos do not have trash/recycle pickup from the curb, you can get that service at an added cost but for STR you need more than once a week so having some boots on the ground is a must-have.

If, however it truly gets out of hand to a point of creating a fire hazard or impeding the ability to make a reasonably hasty exit; or if they are completely blocking an exit or an electrical panel; or excessively stockpiling recyclables or flammable material; if food has been clearly left out for extended periods, with roaches crawling all over it or worse, and household rubbish is not being reasonably contained, I will give them ONE 30 day period to make dramatic improvement, a second violation would result in non-renewal or termination for cause.
