They essentially recycle their money over and over again.Ideally, they don't leave any of their own money in the deal.The key is getting properties at a discount, which usually is going to require paying cash.

I live in a fancy neighborhood & receive tons of junk mail from realtors. 99% go into the recycle bin, since I'm not interested, but I do open and examine the handwritten ones that appear to be cards ( like a B-day or X-mas type card).

Dig slightly around the poles so you are just slightly below grade and cut the poles off at that point with a reciprocating saw and recycle the metal.
