I just hate paying the recurring fees if I can avoid it. 

With that said, you could certainly encourage them to setup recurring automatic payments - that way they never have to remember to pay rent, and you'll always see their upcoming payment in the queue.

Sign the contract ...Make sure to schedule recurring bi-weekly meetings with the newly selected PM to level-set and discuss open issues.For a duplex, this might be overkill, but the process at this time is really the most important.

Also, make sure your tenant pays online using a recurring payment method [Paypal, bank direct debit, Zenmo, Zelle]. 

When calculating my cash on cash, I like to include the NRRC - non recurring costs, such as the lender, title, and appraisal fees, since those are sunk costs.

To top it off, I don't even know if there's any cumulative or recurring fees on this.  

What real return (including all recurring costs and not including unrealized gain like principal pay down, etc.) can you expect with 25% down, 30 year fixed?

It has been 3 weeks but they keep saying that it is a fire /frozen pipes season and takes up to a month.I bought the house for cash 54k back in Nov 2017 so do not have any recurring payments on the house right now other than taxes/ins.I am looking for someone who has gone through a similar experience and to give me some heads up what to expect.My insurance is, I guess, very straight forward type of a deal - 94 replacement cost, 8k rental loss.What can I expect now?

None of this is very expensive to install, but you need internet access to monitor so there is a recurring expense.
